Assessment Information
 
Johnson Ranch HOA Assessments are established annually through the Association’s operating budget and are allocated among all homeowner lots in the community. Assessments are billed quarterly and are the homeowner’s responsibility. HOA dues are not included in your mortgage payment or escrow.
 
For 2026, the assessment rates are as follows:
 
  • $1,200.00 annually | $300.00 due quarterly (Gated Neighborhoods)
  • $672.00 annually | $168.00 due quarterly (Non-Gated Neighborhoods)
 
Assessments are billed on January 1, April 1, July 1, and October 1. Homeowners have 30 days from the billing date to remit payment. Any balance not paid by the end of the month in which it is due (January, April, July, October) will be considered late and will incur a $25 monthly late fee plus applicable interest. To avoid late fees, homeowners are strongly encouraged to enroll in a recurring payment option.
 
Assessment revenue supports the maintenance and operation of the community’s common areas and amenities, including landscaping, entry monuments, parks, trails, playgrounds, amenity centers, pools, and other shared facilities.
 
Your six-digit HOA account number is printed on your quarterly assessment statement. If you are unable to locate your account number, please contact the Association office at 210.823.0656 or JohnsonRanchLife@ccmcnet.com for assistance.

Updated Resident Portal – BUURT (Recommended)

The preferred way to manage your Johnson Ranch HOA account is through CCMC’s resident portal, BUURT. Through BUURT, you can activate single sign-on (SSO) with Western Alliance Bank(WAB) to make payments, view your account balance, and access community information all in one convenient location.
 
After activating SSO, you can set up the following payment options directly within the portal:
 
  • Recurring ACH payments
  • One-time or recurring electronic check payments
  • One-time or recurring credit/debit card payments

Please note that while payments are accessed through BUURT, the payment system itself is maintained by Western Alliance Bank. CCMC and Western Alliance Bank are separate entities.

Pay in Office

Homeowners may drop off a check or money order at the onsite office made payable to Johnson Ranch Master Association and receive a physical receipt during normal business hours.
 
Payments may also be placed in the onsite drop box outside of office hours.  If using the drop box, please email JohnsonRanchLife@ccmcnet.com with your check number to receive confirmation of receipt.
 
Cash payments are not accepted.
 

Pay by Mail

Checks should be made payable to Johnson Ranch Master Association. Please include your six-digit account number on the check to ensure proper posting.

If you use your bank’s bill pay service or a third-party bill payment system, you are responsible for confirming the correct remittance address and account number.
 
**If your assessment amount changes, you must update the payment amount with your financial institution to avoid underpayment.

Individual Bill Payment Services (Online Banking / Third-Party Bill Pay)

If you use your bank’s online bill pay service or a third-party bill payment provider, you are responsible for ensuring your payment details are accurate.

Be sure to include your six-digit account number on the memo exactly as it appears on your statement. Many bill pay services issue electronic payments, and an incorrect or missing account number may result in delays or misapplied payments.
 
If your quarterly assessment amount changes, you must update the payment amount with your financial institution. The Association is not responsible for payments sent to an incorrect address or for incorrect payment amounts initiated through your bank or bill pay provider.

Previous Online Payment Option – Western Alliance Bank (WAB)

Prior to the launch of the BUURT resident portal, homeowners had the option to make online assessment payments directly through the Western Alliance Bank (WAB) payment system. That system remains active and fully functional.
 
With the new BUURT portal, homeowners can now access the same WAB payment system using single sign-on (SSO), allowing you to log in through BUURT instead of visiting the WAB site separately.
 
If you prefer not to use BUURT, you may continue to access the WAB payment system directly.
 
Available payment options include:
 
  • Recurring ACH payments
  • Recurring electronic check payments
  • One-time electronic check payments
  • One-time credit/debit card payments
If you experience issues with the WAB payment portal, please contact Western Alliance Bank directly at 1-844-739-2331, as CCMC does not have access to troubleshoot the bank’s payment system.
 
When using the WAB system, please reference the following:
  • Management Company ID: 6675
  • Association ID: 462 
  • Your six-digit property account number (located on your quarterly statement)
