DH Investment Company (DHI)

DH Investment Company (DHI) was established in 1983 by David Hill and Tom Darmstadter to develop master-planned residential communities and commercial properties. Since its founding, DHI has developed and managed a wide variety of real estate projects throughout Texas and Louisiana.
 
DHI has been involved in the development of more than 10,000 acres of residential property, including golf course communities and other high-quality single-family developments, with a primary focus in the Austin and San Antonio areas. In addition to residential development, DHI has developed, owned, and managed hundreds of thousands of square feet of income-producing retail centers, office buildings, and multi-family properties.
 
For Johnson Ranch, development activities are conducted through DHJB Development, LLC, an affiliated entity of DHI.
 
Declarant Information

In planned communities, the “Declarant” is the developer of the community as defined in the governing documents. The Declarant is responsible for establishing the community, recording the Declaration of Covenants, Conditions and Restrictions, and overseeing development in accordance with the approved master plan.
 
Johnson Ranch currently remains under Declarant control. During this phase, the Declarant appoints the Board of Directors and guides decisions related to development, infrastructure completion, and long-term planning.
 
Declarant Control vs. Homeowner Control

While under Declarant control
  • The Declarant appoints the Board of Directors.
  • The focus remains on completing development and ensuring the long-term viability of the community.
  • Decisions may reflect both community operations and remaining development obligations.
Once the community transitions to homeowner control:
  • Homeowners elect the Board of Directors.
  • Governance shifts fully to resident-elected leadership.
  • The primary focus becomes ongoing operations and preservation rather than development.
Declarant control is a standard phase in master-planned communities and transitions to homeowner control once development milestones outlined in the governing documents are met.
